Planning Permits

Some properties have restrictions on builds or have general requirements you must meet. Where these conditions cannot be met, an application for a planning permit may be required. We will liaise with the planner during this process for the best possible outcome. Planning permits are a three- to four-month application process with the council.

Build Over Easement

Building over an easement is possible, depending on the structure and what is located in the easement and footing requirements. Most of the time, two approvals are required, one from the local council and one from the local water authority. We can assist with both applications.

Council Reports and Consent

There are a number of factors that attract the need for a report and consent to vary the standard siting requirements. This can be building height, boundary height, minimum street setback and so forth. Contact South West Sheds for help with these issues. 

Consent to Build on Flood-Prone Land

Some properties fall under the Flood-Prone Land overlay or have land subject to inundation overlays on the property. Our team, in most cases, can assist with taking levels for this application or can otherwise recommend contacts where required. Properties on a sloping block may still be subject to the Flood-Prone Land overlay.
